Holiday Let Terms & Conditions –
1. Booking & Payment
- A booking is confirmed once the required deposit has been received and email confirmation issued.
- The remaining balance is due 8 weeks before arrival. Failure to pay may result in cancellation.
- The person making the booking must be over 18 and agrees to take full responsibility for all guests in their party.
2. Cancellation
- Cancellations must be requested via email.
- Deposits are non-refundable.
- If cancellation occurs within 3 weeks of arrival, the full balance is retained
- We recommend guests obtain travel insurance to cover unexpected cancellations.
3. Security Deposit
- We are not currently expecting guests to pay a security deposit we just hope you take care of our house like it’s your own
- Point above subject to change without prior notice.
4. Check-In & Check-Out
- Check-in is from 3pm, and check-out is by 10am, unless otherwise agreed.
- Early check-ins or late check-outs may be possible by prior arrangement. Please email and we will confirm if this is possible near to your stay.
5. Use of the Property
- The property is for holiday use only and must not exceed the agreed number of guests.
- No parties, events, or loud disturbances are permitted.
- The property must be left in a tidy condition, with rubbish placed in the appropriate bins. All bedding removed and put in the bath along with all towels. Dirty dishes and all kitchenware including glasses from the pub to be either washed up or put in the dishwasher with the dishwasher on.
6. Damage, Breakages & Maintenance
- Guests must report any damage or issues as soon as possible.
- Accidental breakages should be reported; significant damage may incur charges.
- The owner or representative reserves the right to access the property for essential maintenance or emergencies.
7. Pets
- Pets are limited to 2 small/medium sized dogs
- Pets must be kept under control, off the furniture, and never left unattended in the property.
- Any pet-related damage or extra cleaning may be charged.
8. Smoking & Vaping
- Smoking and vaping are strictly prohibited inside the property.
- Additional cleaning charges may apply if evidence of smoking is found.
9. Liability
- The owner is not responsible for loss or damage to personal belongings.
- Guests use the property and its facilities at their own risk.
- Children must be supervised at all times.
10. Behaviour
- Guests agree to respect neighbours and keep noise to a reasonable level.
- The owner reserves the right to terminate the stay without refund if unacceptable behaviour occurs.
11. Complaints
- Any issues should be reported immediately during the stay to allow the owner an opportunity to resolve them.
12. Hen & Stag parties
· Hen and stag parties are strictly forbidden and bookings will be cancelled.

13. Governing Law
- These Terms & Conditions are governed by the laws of England and Wales (or Scotland, if applicable).
Payment & Cancellation Terms
Payment Terms
- A 20% non-refundable deposit of the total booking cost is required to secure your reservation.
- The remaining balance is due 8 weeks prior to the check-in date.
- All deposits are non-refundable.
Cancellation Policy
- Cancellations made more than 8 weeks before check-in: deposit is non-refundable, but no further charges apply.
- Cancellations made within 4 weeks of check-in: 50% of the total booking cost will be charged.
- Cancellations made within 3 weeks of check-in: 100% of the total booking cost will be charged.
Additional Notes
- We strongly recommend guests obtain travel insurance to cover unforeseen circumstances.
- Bookings are only confirmed once the deposit has been received and payment cleared.
Exclusions
Hen and stag parties are strictly forbidden and bookings will be cancelled.
